Social Media Observers are Watching…Careful

Throughout the world, this very minute, this very second, consumers are creating new social media accounts using Facebook, Twitter, Google+, YouTube and many more.

140 million tweets a day, 60 million status updates a day, 700 posts per second…. What message does each post deliver about its author?

Tracking technology mines data from Facebook, Twitter, Foursquare, Pinterest and geotagged photographs create detailed “spider web” graphs of individual’s online relationships as well as reveal their real-world behavioral patterns. Taken together, that information can form the basis of a detailed dossier on targeted individuals.

For years tracking software was in development stages.  Today that software tracks people’s online communications and predicts their real-world movements based on social media posts and check-ins.

Tracking software defines people’s likes, dislikes, habits and wants.   Set privacy options to protect personal information, treasured photographs and daily activities.  Avoid posts reflecting daily routines to maintain unpredictability.

If privacy is violated on line contact the social media host directly.  Read more about the Cybersecurity Act http://www.hsgac.senate.gov.

Housing Shortage? Time to SELL?

Low Inventory Real Estate Market (in areas of the USA):collegeville real estate

According to Trend Multi Service, December 2012, Montgomery County (single family home) for sale inventory is down 29% compared to December 2011.  At the close of 2012 home for sale inventory fell to 5.7 months compared to the close of 2011’s 8+ months of inventory.  What does this mean?  Many areas in the country are being considered a seller’s market.  Prices have and will appreciate if this trend continues in areas of the country.

If you are considering listing your real estate for sale RE/MAX Achievers suggests choosing a Realtor in the process.  As a seller it is recommended you choose a Realtor that will get you the most out of your real estate sale.

Consider a Realtor offering sales strategies:

  1. Hosts their own website with data that is updated daily and features neighborhoods in your specific community.
  2. Confirm the website has an IDX (MLS search) link on display.
  3. Creative marketing plan.
  4. Property showcase book, monthly real estate statistics and/or staging services.
  5. Communications with buyer’s Realtors pre-showing and post-showing.

Buying a Home without a Home Inspection is like Buying a Car without Kicking the Tires!

Home inspections are an indispensable part of the home-buying/selling process.  98% of the properties sold in any given year experience a home inspection during the sales process.

Savvy real estate agents will recommend you include a home inspection clause when you make an offer to purchase a property.  You, the buyer, will be paying for the inspection.  Are you getting your monies worth?  A qualified home inspector inspects a property’s visible and accessible areas to identify any property defects, health hazards, safety problems,  infestations and so much more.  In addition, the home inspection process will include a comprehensive inspection of the landscaping and exterior condition of the property.

Would you like to install a fence in your new home to maintain privacy?  Or improve your property with an in-ground pool?  It is ALWAYS recommended to visit the township office in which the home is located and request the recorded documents that identify the zoning, deed restrictions and property lines.   These documents will assist you in evaluating the township restrictions and legal identity of the property.

Once the inspection is complete, a home inspector provides a written, comprehensive report detailing any issues with the property.  Historically, most inspections result in repair negotiations between the buyer and the seller.  Sound like an easy process?  It can be with the ideal real estate agent!
