Amazon to Build on Land already Owned
Amazon.com Inc. is moving ahead with plans to tear down the long‑vacant 260,000‑square‑foot office building at 760 Moore Road in King of Prussia and replace it with a 99,300‑square‑foot last‑mile delivery warehouse. The new delivery station is expected to serve Montgomery and Chester counties and will operate using Amazon’s electric‑vehicle fleet.

The 25‑acre property, located just off West Valley Forge Road and within easy reach of Route 422, I‑276, and I‑76, has been in Amazon’s hands since 2021. Township officials say the company is now ready to move forward with a smaller, more modern facility. Upper Merion Supervisor Greg Waks noted that the project will not only replace the aging structure but also introduce a significant trail connection that will help link the Schuylkill River West Trail to First Avenue, creating a meaningful benefit for local walkers and cyclists.
The Moore Road site has a long history of ownership changes—from its early 2000s conversion into office space by O’Neill Properties (now MLP Ventures), to its years as a BNY Mellon operations center, to a brief period under E. Kahn Development before Amazon purchased it for $26.5 million.

Although Amazon has held the property for nearly five years, this is the first time development plans have advanced. The new warehouse is planned to facilitate deliveries to Montgomery and Chester counties despite national restructuring, including job cuts and Amazon Fresh store closures. The proposal was reviewed by the Upper Merion Township Planning Commission in January, with further engineering review requested before a recommendation is made.
Once the commission completes its review, the project will move to the Board of Supervisors for consideration. Amazon continues to expand its regional footprint, with other major projects—including a high‑value warehouse sale in Conshohocken and a planned data center in Fairless Hills—reinforcing its presence throughout the Philadelphia area.
