Property owners across southeastern Pennsylvania will see changes to county property taxes in 2026, with increases approved in Bucks, Delaware, and Montgomery counties, while Chester County will keep its tax rate unchanged.

County property tax rates are measured in millage, where one mill equals $1 in taxes for every $1,000 of assessed property value. Below is a county-by-county breakdown of the approved 2026 budgets and how they will affect homeowners.


Bucks County Property Taxes Increase in 2026

The Bucks County Board of Commissioners approved a $517 million budget for 2026 by a 2–1 vote, which includes a 2.2-mill property tax increase.

  • Millage rate increase: From 27.45 mills to 29.65 mills
  • Percentage increase: Approximately 8%
  • Reason for increase: To close an operational budget deficit exceeding $16 million
  • Impact on homeowners: About $72 more per year for the average property owner

County officials say the increase is necessary to maintain services and stabilize county finances.


Chester County Holds Property Tax Rate Steady

In contrast, Chester County approved a $778.6 million budget for fiscal year 2026 with no change to its property tax rate.

Chester County remains the only county in the region keeping property taxes level for 2026.


Delaware County Approves Largest Tax Increase

The Delaware County Council unanimously passed a $418.5 million budget that includes a 19% property tax increase, the largest among the four counties.

  • General tax levy: 4.008 mills
  • Debt service levy: 0.601 mills
  • Total 2026 tax rate: 4.609 mills
  • Impact on homeowners:
    • A property assessed at the county average of $255,472 will see an increase of approximately $188 per year

Officials cited rising costs and financial obligations as key drivers behind the increase.


Montgomery County Property Taxes Rise by 4%

The Montgomery County Board of Commissioners unanimously approved its 2026 budget, which includes a 4% property tax increase.

  • Additional revenue generated: Approximately $12 million
  • Average homeowner impact: About $36 more per year for a single-family home
  • Millage breakdown:
    • County operations: 5.462 mills
    • Montgomery County Community College: 0.49 mills
    • Total millage: 5.952 mills
