This strategic purchase at 9060 Gap Newport Pike — reportedly for about $15 million — brings Stonewall one step closer to transforming a long-underdeveloped swath of former mushroom farmland into a vibrant community with significant residential and commercial components. The property lies in a prime growth area near the intersection of Route 41 and Route 7, roughly two miles from the Delaware state line, and has been eyed by local officials for years as a catalyst for meeting regional housing needs while stimulating economic development.

The residential portion is expected to include a diverse housing mix with townhomes, stacked townhomes or condominiums, and single-family homes designed to appeal to a broad segment of buyers — from first-time homeowners to those seeking more spacious living environments — with price points anticipated from the mid-$300,000s upward.
The Vision
The vision for White Clay Point goes well beyond simply housing and retail, reflecting both Stonewall’s commitment to long-term, community-oriented development and New Garden Township’s comprehensive goals for smart growth. After decades of unrealized attempts by prior owners, including PREIT and JPMorgan Chase, to develop the site into a retail and sports complex, Stonewall’s plan emphasizes connectivity, infrastructure improvements, and a balance of uses that integrate residential life with local commerce. Local officials have noted that the project aligns with the county’s planning priorities, helping to address a regional housing crunch while generating new tax revenue and supporting broader community vitality.
Site History
The White Clay Point site, once part of the Kaolin Mushroom farming operation, was historically used as an industrial facility for spent mushroom compost. In the early 2000s, Pennsylvania Real Estate Investment Trust (PREIT) acquired the land with plans to develop a large big-box retail center anchored by national brands like Wal-Mart and Kohl’s. Following 19 public hearings, the Township approved a plan in 2003 under strict conditions, which PREIT later contested. A revised settlement was reached in 2007, but the site saw little progress for over a decade.
In 2019, JP Morgan Chase acquired the property, partnering with a local home builder to explore a mixed-use concept. Despite several iterations, including a 2021 plan for 309 townhomes, the project failed to gain traction due to infrastructure challenges, costly sewer upgrades, and limited commercial viability. These past hurdles underscored the need for a new approach, paving the way for the current vision of a thoughtfully scaled, mixed-use community aligned with New Garden Township’s 2018 Comprehensive Plan.
