
10.3-acre Parcel Improvement Plan
TriPoint Properties, a Downingtown-based company, is planning to demolish a Malvern office building to make way for 250 apartments and retail space. Demand for apartments remains strong in Chester County amid limited new supply and rising rents.
Purchased in 2020, TriPoint and East Whiteland Township considered the area’s needs when reviewing 52 Swedesford Road, ultimately settling on a mixed-use, campus-like project that will include housing and dining space.

While final approvals are still needed, plans involve a 3,300-square-foot market and a 3,370-square-foot cafe. Following approval, demolition, design, and construction will begin in 2026. A roughly two-year demolition and construction period is expected.
A total of 220 units will be priced at a comparable market rate, and workforce housing units will be available. 15 one-bedroom units and 15 two-bedroom units will be offered at 85 percent of the market price, for a total of 30 units. According to TriPoint, this may be the first workforce housing provided in the township.
The company is aimed at attracting all different types of tenants. Young residents, people in the middle of their careers, and people that are downsizing after owning a home.
What Is Included
From the plans turned into East Pikeland Township, the property will include:
- Four story multifamily building “D” supplying 92 housing units and a parking garage underneath.
- Four story multifamily building “B” suppling 64 housing units
- Four story multifamily building “C” suppling 64 housing units
- Multiuse building “A”, supplying 30 workforce housing units, cafe, and grocery
- Inground pool
- 2 above ground parking garages
- Pickleball court
- Clubhouse
- Dog park
- EV charging area
- Fitness center
Other amenities they plan to introduce are a walking trail, courtyard, and more. Additionally, the Malvern site is surrounded by Penn State Great Valley’s campus, offices, and The Grove shopping center down the road. It provides easy access to the SEPTA commuter rail.
